How to Write an Accommodation Listing That Attracts the Right Guests

Write for fit, not for everyone

Use a factual headline that combines property type, meaningful setting, and a genuine differentiator. Open with the experience and the guest it suits: a quiet guesthouse for walkers, a central apartment for independent travelers, or a cottage for a group—only when accurate. Avoid unsupported superlatives. Mention important tradeoffs early, such as stairs, a shared bathroom, rural road, lively street, limited reception hours, or distance from services.

Describe the bookable unit precisely

Separate property-wide features from what belongs to the selected room or unit. State maximum occupancy, bed types and sizes, bedroom separation, private or shared bathroom, floor, lift, entrance, view, balcony, kitchen, workspace, heating, cooling, hot water, internet location, parking, and shared spaces. Explain which images show the exact unit and which show a representative category.

Build a truthful photo sequence

Lead with the main bookable space, then show every sleeping area, bathroom, entrance, shared facility, exterior, access route, parking, and distinctive amenity. Use natural light and consistent color; do not hide scale with extreme lenses. Captions should identify the space and any limitation. Refresh images after renovation, furniture changes, construction nearby, or a material seasonal difference.

Make location and terms usable

Describe useful walking or driving context without claiming exact times you cannot support. Explain road type, final approach, public transport, pickup, nearby food or shops, and seasonal constraints. Present total-price components, included meals or services, deposit, payment, cancellation, check-in, quiet hours, child and pet rules, smoking, events, identification, and damage terms. End with what the guest should confirm before booking.

Should a listing mention disadvantages?

Yes. Relevant limitations reduce mismatched bookings and make positive claims more credible.

How many photos are enough?

Enough to show every space and condition that materially affects the stay; quality, sequence, captions, and currency matter more than a fixed number.

Can one description cover every room?

Only if rooms are genuinely equivalent. Otherwise describe and photograph each bookable category separately.
